Greater Boston prices remain elevated
Greater Boston’s median single‑family sale price crossed the $1M mark this summer and remains historically high into fall. Tight inventory in desirable neighborhoods continues to support pricing, even as more listings trickle back onto the market.
New Massachusetts home‑inspection protections take effect Oct 15
The Commonwealth’s new rule bans making an offer contingent on waiving a home inspection, and bars sellers from accepting an offer if they know a buyer intends to waive it. Buyers can still choose to skip an inspection, but the decision must be voluntary. Expect more transparent negotiations and fewer post‑offer surprises.
Development & permitting momentum
State initiatives aimed at speeding up reviews and unlocking housing production are moving projects faster through the pipeline. For homeowners, that can mean more nearby construction activity; for buyers and sellers, it can mean gradually improving options as new inventory comes online.
